Who am I actually dealing with?
BuildWise Columbus is a local company run by Casey Eiland, a licensed Ohio real estate agent. In this sale we act as a buyer for ourselves, not as your agent. We may buy the house directly or assign our purchase contract to another buyer. We will tell you which before you sign.
Will you pay full market value?
No. A cash buyer who takes on repairs, holding costs, and risk pays less than a renovated house sells for on the open market. What you get back is no repair bills, no commission, and a closing date you control. Compare it to what you would net by listing before you decide.
I am behind on my mortgage. Is it too late?
Not necessarily. Foreclosure in Ohio moves through the courts, and a sale before the sheriff's sale can protect your credit and any equity you have. Call us as soon as you can. If you have a court date, talk to a lawyer or a HUD-approved housing counselor too.
Do I need to clean out the house?
No. Take what you want and leave the rest. We handle what remains after closing.
What if there are liens or back taxes?
The title company pays valid liens and taxes from the sale proceeds at closing, so you do not have to come up with money first. We will show you the numbers in writing before you commit.
